This project sits on a tight site between a major road and a canal. The building is founded on piles so as not to disturb the canal edge. It uses a mixture of structural steel for stability and the larger span elements, together with concrete slabs that provide high thermal mass. The entrance garden is sheltered from the noise of traffic by a concrete, gabion-clad massive wall. Most of the windows face onto the entrance garden, and along the canal to avoid overlooking the residences on the other side.
