One Bayshill Road, Cheltenham
The retention of two Grade II listed 19th-century Regency façades, and demolition of a 1970s office structure behind, enabled construction of a new building to accommodate 52 new retirement apartments with basement car parking, spa and restaurant.
A modular system was explored during the early design stages; however the constrained site and retained façades limited the optimisation of modules and hence efficiency, and consequently a concrete frame was adopted. Precast concrete vertical elements were used to accelerate construction of the vertical frame. To assist with the programme the client also appointed engineersHRW to undertake the temporary works for the façade retentions, piling and basement excavations, allowing an enabling works package to be tendered for the demolition and groundworks.
