Trace
The existing building consisted of three storeys of flats, built off of a first-floor transfer structure, over a vehicle and pedestrian access route to a housing estate, that had to remain functional throughout the construction phase.
The transfer structure and foundations were retained, with new timber and steel structure adopted above. This enabled the five storeys of flats to be formed, without exceeding the structural capacity of the existing transfer slab and its foundations, with the additional benefit that the access route below remained operational throughout.
Furthering the commitment of the project to the re-use of elements and materials obtained from site, the existing façade masonry was collected during the demolition phase, crushed and used in the production of the new distinctive façade.
